Marketing your property and finding just the right buyer is one of our
primary services. Our role is many fold: we assist you in determining
the market value of your property by preparing a thorough comparative
market analysis; we develop a unique marketing plan which we implement
once the property is listed; when that right buyer is found, we act as
your advocates in negotiating on your behalf, providing you with advice
and assisting in completion of the necessary due diligence and closing
the contract.
Buyer Representation - Are You Buying
We know that buyers need help too! When working with buyers, we commit
our time and expertise to showing you all the available properties that
meet your wants and needs. When we find the right property, we act as
your advocates in negotiating on your behalf, we provide you with advice
and we oversee the due diligence necessary to assure you that the
property's legal and physical condition as well as it's value meet your
requirements. Only when you are assured, will we close the contract.
Financing Advice
and Recommendations
There are many, many lenders. Based on our analysis of their expertise
and effectiveness, we've chosen a cadre with whom we work closely. After
we've determined your unique needs, we will recommend several for you to
interview before making a decision as to which you'd prefer to work
with. During the financing process, we'll be at your side to provide
advice and answer questions.
Market Value
Analysis
Whether you're buying or selling, you need an accurate estimate of the
property's market value based on current market information. We use some
of the same variables that a professional fee appraiser utilizes: a
combination of current market conditions, square footage, location,
taxes, land size, property condition, features and comparable sales.
Home Presentation
Analysis
This is a special service for sellers based on our years of working with
buyers, learning what buyers want: we'll advise you about how to make
your property most attractive to buyers. We keep your budget in mind as
most of our suggestions require little in the way of money.
Advertising
With years of experience, we've discovered a wide variety of advertising
methods, the least of which is newspaper and magazine advertising!
